Affordable Housing Program for Moderate Income Individuals and Families Eligibility and Rental Assistance Information Total Apartment Units: 74 Total Apartment Low Income Apartments: 74 - 2 Bedroom apartments: 45 - 3 Bedroom apartments: 30 Years In Service Since: 1999 Family Apartments: YES Rents are based on income. Our affordable housing program aims to assist individuals and families with moderate incomes by offering below market rents to qualifying applicants. Please note that this program is not a subsidized housing program, as each resident is responsible for paying their full rent amount every month. The rental amounts are determined by the pre-set income limits in the geographic area and are not based on your individual household income. To be eligible, your total household 'gross' income must be below the pre-set income limit for the area. Please inquire with the manager for information regarding income limits, current rental rates, and subsidy programs. Rental Assistance may also be available. Please note that acceptance into the Low Income Housing Tax Credit Program is contingent upon confirming your eligibility. Our community primarily targets households earning no more than 50-60% of Orange County's Area Median Income (AMI). Availability of units is subject to third party verification of your income, assets, and other financial history. For more information and current availability, please call to schedule an appointment with the on-site community staff. Important Information: Waiting Lists: Most low income apartments have waiting lists. It is recommended to get on as many waiting lists as possible as some may take years before any openings become available. Contacting Apartments Directly: We provide phone numbers and websites where available. It is advised to contact the apartments directly to inquire about openings or waiting lists. Apartment Rates: We provide current apartment rates on many listing pages. However, most HUD listings do not have published rates and are based on 30% of the renter's adjustable gross income. Please contact the apartments to determine if you qualify for income based rent.
