Whalley Terraces: Affordable Housing for Seniors and Families Whalley Terrace is a unique housing community that serves men and women aged 62 and above, who have experienced homelessness or are at risk of becoming homeless. Our mission is to provide a safe and comfortable environment for these individuals, offering them a fresh start in life. Our Apartments: - Total Apartments: 22 - Total Low-Income Apartments: 22 - One Bedroom (1 bdrm) Apartments: 22 - Senior Apartments: 2 - Family Apartments: 2 Section 42, LIHTC (Low Income Tax Credit) Apartment Properties: At Whalley Terrace, we offer Section 42, LIHTC apartment properties. Our rents are determined based on the Area Medium Income (AMI) and tenant-based utility allowances. It is important to note that at least 20% of our apartments are dedicated to providing affordable rates for low-income tenants. Waiting Lists: Due to the high demand for affordable housing, most low-income apartments have waiting lists. While it is true that some of these lists can take years until you can be called for openings, we encourage you to try to get on as many waiting lists as possible. This will increase your chances of finding suitable accommodation in a timely manner. Contacting the Apartments: We provide phone numbers and websites for your convenience. If you are interested in our apartments and would like to inquire about openings or open waiting lists, we recommend calling the apartments directly. Their staff will be able to provide you with the most up-to-date information. Apartment Rates: For your convenience, we provide current apartment rates on many listing pages. However, it is important to note that most HUD listings do not have published rates. Instead, they are based on 30% of the renter's adjustable gross income.
