This program grants tax credits to landlords who rent to low-income tenants. The rents are determined by the average income and utility costs in the area. At least one-fifth of the apartments are designated for eligible tenants with reduced rates. Moderate Income Individuals: This program aims to assist individuals with moderate incomes in finding affordable housing. The rents are below market rates, but tenants are responsible for paying the full rent themselves. Eligibility for the program is determined by the income limit set for the specific area. Individuals can only join the program if their household income falls below this limit. Apartment Features: Our affordable apartment homes offer a variety of options to suit your needs. We have 62 apartments with two, three, and four bedrooms, each featuring two full bathrooms, as well as spacious porches or patios. The interiors of our apartment homes are customized with ceramic floor tiles and Energy Star rated appliances. In addition to these amenities, our community provides an on-site mail center, a recreational area with a playground, a clubhouse equipped with computers for resident use, a picnic pavilion, and ample parking for residents and guests. All of this is set within a peaceful and private neighborhood, away from the noise of traffic. Despite its tranquility, our community is conveniently located near employment opportunities, schools, daycare centers, shopping areas, and downtown Lake Placid, commonly known as the Capital of the Caladiums. Important Information: Waiting Lists: Please note that most low-income apartments have waiting lists, and it is not uncommon for these lists to take years to receive an opening. If there are any openings or open waiting lists, it is best to contact the apartments directly. Apartment Rates: The current apartment rates can be found on many listing pages. However, most HUD (Housing and Urban Development) listings do not have published rates. Instead, the rents are based on 30% of the renter's adjustable gross income.
