Spring Tree Apartments: Affordable Housing Options for Moderate-Income Individuals and Families Total Apartments: 42 Total Low Income Apartments: 42 About the Program: Spring Tree Apartments offers apartment properties under the Section 42, LIHTC (Low Income Tax Credit) program. This program is specifically designed for individuals and families with moderate incomes, providing below-market rents for those who qualify. Please note that this is not a subsidized housing program, as each resident is responsible for their full rent amount each month. The rental amounts are based on the Area Medium Income (AMI) and tenant-based utility allowances. Additionally, at least 20% of the apartments are allocated for low-income tenants. Determining Eligibility: To be income eligible, your total household gross income must be less than the pre-set income limit for the area. These income limits are based on pre-set standards specific to your geographic location, and not on your individual household income. Waiting Lists: Please be aware that most low-income apartments have waiting lists, and in some cases, these lists can take years to move up. The key is to increase your chances by getting on as many waiting lists as possible. We provide phone numbers and websites for each apartment property, allowing you to contact them directly to inquire about availability and waiting list status. Apartment Rates: On our listing pages, we provide current apartment rates for many properties. However, please note that most HUD listings do not have published rates. Instead, the rent is calculated as 30% of the renter's adjustable gross income. In order to determine if you qualify for income-based rent, you will need to contact the apartments directly. We hope this information helps you in your search for affordable housing. Feel free to reach out to us or the individual apartments for further assistance.
