Photocopies of the following documents are acceptable, or we can make copies of the originals for you if needed. Please provide the following documents as applicable to your household: 1. Divorce or Legal Separation Records: Include filed divorce or legal separation documents for all current and previous marriages. These records should include the petition for dissolution, final decree of dissolution, and custody, support, and property settlement documents. 2. Court Ordered Child Support Documents and Paternity Records: If applicable, provide all court ordered child support documents and paternity records that are not part of a divorce filing. 3. Award Letters Dated within 120 Days: Submit award letters dated within the last 120 days for Social Security, Supplemental Social Security (Disability), Aid to Families with Dependent Children (AFDC), Pensions and Trust Funds, Unemployment Benefits, Annuity Payments, and Death or Disability Payments. 4. Last 6 Consecutive Pay Stubs: Provide the last 6 consecutive pay stubs for all adults (18 years of age or older) in your household. 5. Most Current Bank or Financial Institution Statement: Include the most current statement for all asset accounts held, such as checking, savings, certificates of deposits, money markets, mutual funds, 401Ks, and IRAs. 6. Birth Certificates: Submit birth certificates for all children under the age of 18 and adult students living as dependents with their parent(s). 7. Social Security Cards: Provide a copy of the social security cards for each member of your household, including minors. We understand that many apartments have waiting lists, so we provide this listing to help you directly contact the apartment complex and inquire about the application process and your eligibility. Our office hours are Monday-Friday 9:00 AM-5:00 PM and Saturday 9:00 AM-12:00 PM. Eligibility Requirements for Section 42 Program: To be eligible for housing under the Section 42 program, applicants must meet the following requirements: 1. Individual Applications: All applicants aged 18 and older must fill out a separate application packet and agree to credit, rental history, and criminal background inquiries, as well as income and asset verifications. Refer to Exhibit A for credit and criminal eligibility information. 2. Income Limit: The household's annual income must not exceed the applicable income limit. Please refer to attached Exhibit B for the current income guidelines. 3. Application Fee: Before assigning a spot on the waitlist or processing the application, an application fee of $12.00 per applicant must be paid. 4. Income Verification: The household's total gross income must be verifiable and documented through a third-party source. Other forms of verification may be used only if third-party verification is not readily available. 5. Adequate Annual Gross Income: The total Household Verified Annual Gross income should provide evidence that the income for the 12-month period following the initial occupancy will not exceed the current income limits for program eligibility. 6. Monthly Gross Income: The household's Monthly Gross income must be at least twice the monthly rent amount, except for Section 8 Voucher holders who are exempt from this criteria. 7. Full-Time Students: If the household is entirely composed of full-time students (Kindergarten through College) and does not meet the exceptions outlined in Section 42 of the Internal Revenue Code, they are not eligible for the program. Refer to Exhibit C for full-time student exceptions. TIP: Understand Low Income Tax Credit (LIHTC) Units for Rent: Please note that when applying for this apartment, you will need to include the income from all adults expected to reside there and provide verification at the time of application.
