Mission of the PHA: Providing Affordable Housing Opportunities - Creating Housing Opportunities for Paterson Residents The primary goal of the PHA is to provide housing opportunities to Paterson residents who are eligible for Section 8 Housing Choice Vouchers and Public Housing. Our mission is to ensure that these housing options are decent, safe, and affordable for all eligible individuals and families. Alongside this, we also aim to promote homeownership through the utilization of Section 8 Housing Vouchers. - Collaborating for Mixed Income Finance Developments In order to expand the availability of new or rehabilitated housing, the PHA actively works with other entities to create mixed-income finance developments. These collaborations are aimed at increasing the supply of good quality housing units for the benefit of the community. By engaging in such partnerships, we strive to empower residents and align our efforts with HUD's program and initiatives. - Admissions Criteria: Empowering Qualified Applicants The PHA has a policy of admitting only qualified applicants. To determine qualification, we consider the following criteria: 1. Citizenship Status: Heads of household must be either citizens or eligible non-citizens. 2. Income Eligibility: At the time of admission, the annual income of applicants must not exceed the very low-income limits established by HUD. These limits are posted separately in the PHA offices. 3. Income Limits and Targeted Income: The PHA may also consider families with income that does not exceed the low-income limit (80% of median area income) once the HA has met the annual 40% targeted income requirement for extremely low-income families (those with income not exceeding 30% of median area income). 4. Social Security Numbers: All family members aged 6 or older are required to have a Social Security number. However, if they do not possess one, they must provide written certification stating so. 5. Tenant Selection and Suitability Criteria: Applicants must meet or exceed the tenant selection and suitability criteria outlined in our policy, including the successful completion of the PHA's pre-occupancy class. - Equal Opportunity and Fair Treatment The PHA is committed to ensuring that all families expressing interest in housing assistance are given an equal opportunity to apply.
