Eligibility Criteria for Paterson NJ Public Housing Authority Senior Apartments 1. Admission Policy: At Paterson NJ Public Housing Authority (PHA), our priority is to admit qualified applicants who meet specific criteria. Qualification Criteria: To be considered eligible for senior apartments at this location, applicants must meet the following requirements: 2.1. Citizenship or Eligible Non-Citizenship: The head of the household must be a citizen or an eligible non-citizen, ensuring the legal status of at least one member of the household. 2.2. Annual Income Limits: At the time of admission, the applicant's annual income should not exceed the very low-income limits determined by the U.S. Department of Housing and Urban Development (HUD). These income limits are separately posted in the PHA offices. 2.3. Income Limits for Low-Income Families: According to the Quality Housing and Work Responsibility Act of 1998, families with income exceeding the extremely low-income limit qualify for admission once the PHA has satisfied the annual 40% targeted income for extremely low-income families. The low-income limit is defined as 80% of the median area income. 2.4. Social Security Numbers: All family members aged 6 or older must provide a valid Social Security number. In the event that a family member does not possess a Social Security number, written certification must be provided. 2.5. Tenant Selection and Suitability Criteria: Applicants are required to meet or exceed the tenant selection and suitability criteria as stipulated in this policy.
