Rental Rates and Utilities Revised text: Introduction: To address the housing needs of elderly individuals and residents with limited incomes, the Housing Authority was established. As the largest agency of its kind in Nassau and Suffolk counties, and one of the largest in New York State, the Housing Authority operates under the United States Department of Housing and Urban Development. Housing for Senior Citizens: The Town of Hempstead has constructed specially designed housing projects for middle and limited income groups, with a specific focus on senior citizens. The housing projects vary in income, assets, and residency requirements. The Town of Hempstead Housing Authority owns and manages 1,309 apartments at 14 different locations, providing safe and sanitary housing for seniors. Family Apartments: In addition to housing for senior citizens, the Housing Authority also accepts applicants for family apartments ranging from two to four bedrooms. These apartments are available at two of our complexes, catering to the needs of families within the community. Amenities and Activities: Most apartments come equipped with essential amenities such as a range, refrigerator, tile bath, and emergency alarm system. Specifically for the senior citizen-filled developments, air-conditioned recreation and social halls are available. The Town of Hempstead Department of Senior Enrichment organizes various activities for residents and community members on weekdays. Support Programs and Partnerships: The Housing Authority offers programs aimed at supporting its residents. These include an acclaimed tutorial/enrichment program that assists school-age children with their homework, as well as a summer enrichment program for younger children. Additionally, there are plans to develop new programs such as job training, parenting workshops, and a partnership with Touro College, allowing Housing Authority residents to pursue a college degree or career path at no cost to them. Rental Rates and Utilities: The rental rates for these apartments are set at 30% of income. However, there are deductions available, with $480 per child deducted from the total income, and a $400 deduction for senior citizens. Utilities are included in the monthly rent for all apartments, except for those at the Roosevelt and East Meadow locations, where a utility allowance is subtracted from the monthly rent.
