Eligibility Criteria for Senior Public Housing Apartments In order to be admitted to the 96 Senior Public Housing Apartments provided by the Paterson Housing Authority (PHA), applicants must meet several qualifications. These criteria ensure that only qualified individuals are granted access to these housing units. 1. Citizenship or Eligible Non-Citizenship: Heads of household applying for the housing must have at least one member of the household who is either a citizen or an eligible non-citizen. This requirement helps prioritize those with legal status for housing assistance. 2. Annual Income Limit: Applicants must have an annual income at the time of admission that does not exceed the very low income limits for occupancy established by the Department of Housing and Urban Development (HUD) and posted separately in the PHA offices. This income threshold ensures that the housing is provided to those who need it the most. 3. Income Limits for Family Admission: According to the Quality Housing and Work Responsibility Act of 1998, PHAs have the authority to admit families whose income does not exceed the low-income limit. This limit is set at 80% of the median area income. However, priority is given to extremely low-income families (those whose income does not exceed 30% of median area income) until the annual 40% targeted income requirement is met. 4. Social Security Number Requirement: All family members, aged 6 or older, must provide a valid Social Security number. In case any family member does not have a Social Security number, written certification confirming the absence of these numbers must be provided. 5. Tenant Selection and Suitability Criteria: Applicants must meet or exceed the tenant selection and suitability criteria set forth in PHA's policy. This includes attending and successfully completing the PHA's pre-occupancy class. These measures ensure that selected tenants are responsible and suitable for the housing provided.
